Frog Mill Barn is available for both short breaks and weekly lets. There is a minimum of 3 nights stay.  We accept the first night from any day of the week.

All prices on our Tariff page are for full rental of Frog Mill Barn, not per person.

1.  We are happy to hold a provisional booking for up to three working days.  We will confirm your booking when we receive a non-refundable deposit of £200 or the full accommodation charge.  (We strongly recommend that you take out appropriate holiday insurance in case you need to cancel your stay with us.)

2.  Please pay any balance of your accommodation charge at least six weeks before the date of your arrival.  If you make your booking less than six weeks before your arrival date, the full accommodation charge is payable in advance.  If the full accommodation charge has not been paid six weeks before your arrival date, we may have to cancel your booking. We reserve the right to take the remaining amount due from the initial payment card, unless otherwise instructed by the person making the booking.

3.  We reserve the right to cancel or refuse any bookings already made, subject to refunding any sums you have paid without further liability on our behalf.

4.  Smoking is strictly prohibited including e-cigarettes.

5.  The maximum number of persons is four at Frog Mill Barn.  This must not be exceeded.  We do not cater for parties. However there is a travel cot available for families to increase to five (please request if needed).

6.  Electricity, linen including towels, cleaning, hot water, central heating and your first basket of logs for the cooler months are included in the cost.

7.  Arrival time is after 3pm on the day of arrival.  Please let us know if you expect to arrive after 8pm.  Departure time is 10.30 am on your last day.  We need to enforce your departure time strictly to allow us time to prepare Frog Mill Barn for the next guests.

8.  Please take care when staying in our property.  You are responsible and liable for any breakages which you cause to the accommodation or its contents.  Whilst we realise that little accidents or minor breakages can occur, all we ask is that you report any incidents as they happen and that the property is left in a clean and tidy condition. Please remove any rubbish and dispose into the bins outside.  We do not normally charge for minor breakages, but we may make a deduction from your security deposit for repair and making good if the damage or breakage is significant, and we may make an additional charge if you do not report this.  PLEASE NOTE THAT A SECURITY DEPOSIT OF £100 IS PAYABLE WITH THE FINAL BALANCE.  This will be refunded following a satisfactory inspection of the property when you leave.

9.  Payment can be made by via our website.

10.  By making your booking, our acceptance is a legal contract and your deposit is non-refundable.  If you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full even if we have not yet received your balance.  If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid, less a 5% administration fee.  Please note that your deposit is not normally refunded but we may offer refunds entirely at our discretion in exceptional cases.

11.  We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or any contractors whilst acting in the course of our employ.

Please note that we do not accept liability of any bicycles.  There is a cycle store for up to 4 bicycles and a deposit of £20 for the locks which is refundable on return on the keys and lock.

12. Please note that sky lanterns, fireworks, bonfires or balloons are not allowed at Colemore Farm. Animals can be scared or made ill by eating detritus falling from these and so we forbid the use of them at all times.
